How long do City of Houston residential permits take in 2026?
A complete, clean submittal for a single-family custom home typically clears Houston Public Works in 6–10 weeks. Floodplain review, tree protection, or drainage exceptions can add 2–4 weeks. Our preconstruction package is built to pass the first review with minimal corrections so the schedule does not slip at the permit stage.
Do you build on tear-down lots inside the loop?
Yes. Most of our Houston work is tear-down and rebuild on Memorial, Bellaire, West University, River Oaks, the Heights, and similar Inner Loop lots. We handle demolition permitting, asbestos survey when required, utility disconnects, tree protection, and the new-construction permit as one continuous scope.
What foundation do you use for Houston custom homes?
Almost every Houston lot needs a stiffened post-tensioned slab over expansive clay. We commission a project-specific geotech report, then the structural engineer sizes the slab, beams, and reinforcement to the soil PI, the lot drainage, and the architectural loads. Pier-and-beam is occasionally used in historic districts or on lots with significant grade change.
Do I need a floodplain permit in Houston?
If your lot is in the 500-year or 100-year floodplain or floodway under the updated City of Houston maps, you will need a floodplain development permit and finished-floor elevation set above base flood elevation plus freeboard. We pull the FEMA and Houston Public Works data before design starts so the foundation strategy and elevation are correct from day one.
