The Gypsum Association Finish Levels
The Gypsum Association defines drywall finish levels 0 through 5. In Houston custom home construction, the relevant levels are Level 4 (standard finish) and Level 5 (premium finish). Levels 0–3 are for utility spaces and areas to be covered with heavy texture; Level 4 is standard for most residential work; Level 5 is required wherever flat or satin paint will be applied under critical lighting.
- Level 4: All joints and angles are taped and covered with two coats of joint compound, then sanded smooth. Fastener heads are covered with three coats. This is the standard finish for walls that will receive a medium or heavy texture, or flat paint in low-lighting conditions.
- Level 5: Level 4 finish plus a skim coat of joint compound applied over the entire surface and sanded smooth. This fills all minor surface imperfections that are visible under raking light (light at a sharp angle across the wall surface). Required for any wall receiving flat, matte, or satin paint under direct or raking natural light.
Why Level Matters in Houston Luxury Custom Homes
Houston luxury custom homes frequently feature large windows and high ceilings that produce raking light conditions — light that travels nearly parallel to the wall surface. Under raking light, even minor surface imperfections in a Level 4 finish are visible as shadows. Level 5 finish eliminates these imperfections.
The mistake most owners do not catch until paint is applied: walls look fine under construction lighting (overhead fluorescents that illuminate surfaces directly) and terrible under natural sidelight from large windows. Specifying Level 5 in areas with natural sidelight — great rooms, primary suites, foyers — is the correct approach.
Where to Specify Level 4 vs. Level 5
A cost-effective approach specifies Level 5 where it matters and Level 4 elsewhere:
- Level 5 required: any room with large windows that produce raking light, ceilings that will receive flat or matte paint visible from below, walls adjacent to exterior glass, foyers and entry halls, primary suite, and any room with a strong architectural lighting program.
- Level 4 acceptable: secondary bedrooms, closets, utility rooms, garages, and any surface that will receive wallcovering.
- Ceilings: specify Level 5 on all ceilings that will receive flat paint. Ceiling imperfections under overhead lighting are as visible as wall imperfections under raking light — more so, because the eye naturally traces ceiling planes.
Cost Difference in Houston
Level 5 drywall adds approximately $0.75–$1.50 per square foot of wall and ceiling area over Level 4 in the Houston market. On a 5,000 square foot home with approximately 18,000 square feet of total wall and ceiling area, specifying Level 5 throughout adds $13,500–$27,000 to the drywall contract.
Specifying Level 5 only in key rooms (great room, primary suite, foyer, dining) while using Level 4 in secondary rooms typically adds $4,000–$8,000 — a reasonable investment for a home where paint finish quality is a differentiator.
The cost of correcting Level 4 walls in a completed home that should have received Level 5 — reskim after painting — runs $3–$5 per square foot for the affected area, plus repainting. On a 1,500 square foot great room ceiling, that is $4,500–$7,500 plus paint. Specifying correctly upfront is always cheaper.
